If your read the WV Hunting regs carefully, you will see that it says, 'RESIDENT land owners may hunt their land without a license. I live in VA and own a small parcel of land in WV but since I do not reside there, I still put out upwards of $450 a year for hunting/fishing license and all the various stamps and a few extra stamps as well. Along with a friend, I also lease nearly 200 acres, which is where we do the majority of our hunting. Lots of deers in WV, and, as you have noted, there is certainly some rugged terrain. Fairly liberal harvest rules this year (and most years). The Eastern Panhandle area of WV has CWD and it is slowly spreading......neighboring VA counties have now detected it. We hunt smack dab in the center of the original CWD area and our party generally takes 12-15 deer a year, and we have - to our knowledge - never encountered a CWD infected deer.
Not many large (trophy size) deer in WV, but I don't hunt antlers, just venison. Have heard and read that TN does offer some decent trophy size bucks, in certain areas.
Just my two cents. Hope it helps some.
By the way, the earlier comment regarding making sure you have a firm, clearly specified agreement with your partners........very important. Although we didn't buy, only leased, we have had some issues that needed to be resolved by the wording of our written agreement.
It isn't what happens to us, it is how we deal with it, that matters most.
